How do I know if I qualify to rent?
Our rental qualifications are:
- Must make 2.5 times the monthly rental amount
- Must have a positive rental history
- Must have no history of violent crimes
- Must have no past/present eviction
- Must have no bankruptcy within the last 7 years
Do we accept NECAC?
- NECAC is accepted unless otherwise noted in the property description on the listing.
What is the pet policy?
- We do not accept cats
- All approved pets require a one time pet fee, which is the equivalent of one month’s rent
- We have a 2 dog maximum
What is the application process?
We can begin processing your application once we receive the application, application fee, and proof of income. Once processed, we submit your application to the owner for approval. We will notify you of the outcome of your application via email or phone.
I’ve already submitted an application but found another home I want to apply for. Do I need to complete another application?
All of the applications that are accepted are kept on file for 60 days, and can be applied to as many homes as you would like. After 60 days, a new application is required.
How can I pay my rent?
All rent payments are due on the 1st of the month, regardless of the day of the week, or holidays. Rent should be dropped off at our office, located at 330 E Wood Street Troy, MO 63379. Our business hours are Monday – Friday from 9AM to 5PM. If it is outside of our regular business hours, rent payments should be dropped in the overnight drop box to the right of the door. (NOT in the clear application box.) We do not offer online payments at this time, but do hope to in the future.
What is the security deposit for the house I am interested in?
The security deposit is always 2 times the monthly rental amount unless stated otherwise in the description of the listing.
What’s included in the rental amount?
The rental amount does not include anything besides the rent. Utilities are tenant’s responsibility
